Custom home builders working across every Canberra district
Canberra is really a collection of districts, and each one asks a different question of a builder. A tight inner-south block with a mature garden is not the same project as a new release in Gungahlin. Exceed Homes are award-winning custom home builders who design and build bespoke homes right across the ACT – tailored to your block, your budget and the way you live.
Choosing a custom home builder in Canberra is mostly a question of who understands your block. We have been building custom projects in Canberra and surrounding regions since 2010. Our team is based at Googong, just over the border, which keeps us close to every district we build in on both sides of it.
Why choose Exceed Homes as your Canberra home builder
Most house builders in Canberra subcontract every trade. We employ carpenters, tilers and other finishing trades in house, and our qualified tradespeople are not driven by square metre or point rates but by quality building outcomes. It is the difference you feel in the finish rather than the brochure.
You also get one team from concept to keys, with a dedicated project manager who keeps the build on program. Day to day, you work through Buildertrend, a cloud-based project management system that gives you access to the contracts, selections, progress and costs as the build moves – so you are not waiting on a phone call to find out where things are.
New home builders in Canberra’s growth estates
The greenfield districts move fastest. Gungahlin’s estates – Taylor, Jacka, Throsby, Moncrieff and beyond – along with Molonglo Valley, Belconnen and the newer Woden and Weston Creek releases, are where most of Canberra’s new home building happens. As new home builders in Canberra we design to the block rather than dropping a standard footprint onto it, which matters most on the narrower estate lots where setbacks, orientation and overshadowing decide what is actually possible.
If you are building in the north, our Gungahlin custom home builders page covers that district in more detail.
Knockdown rebuilds in Canberra’s established suburbs
Plenty of Canberra’s best-located blocks carry houses that no longer suit the people living in them. A knockdown rebuild lets you keep the street, the school catchment and the established trees, and replace the house with one designed for how you live now.
Dugan House is the clearest example of what that looks like in Canberra: a substantial knockdown rebuild on a 709m² block in Deakin, spanning over 400m². We coordinate the planning approvals, the service disconnections and the demolition of the existing home as part of the build, so there is one team and one program from demolition to handover.
Luxury home designs in Canberra
As luxury home builders in Canberra we start from the view that bespoke does not have to mean enormous, but it does mean the details are decided rather than defaulted. Across our recent work that has meant a dramatic main living area under 6-metre-high ceilings at Bedford House, 3.4-metre ceilings through the family and dining space at Chimney House, and a 60m² deck with a lined ceiling pergola and Series 8 Bosch appliances including a built-in coffee machine at Kowen House.
Canberra’s terraced and sloping blocks are where luxury home designs in Canberra either work or fight the site. We have delivered split-level homes on challenging terrace-style blocks at Oxalis House and Halliday House, and over 200m² of thoughtfully planned living space on a 581m² corner block at Golden House. You can walk through the full set on our recent builds.
Residential builders across Canberra and the surrounding region
We design and build custom homes across Canberra and the surrounding region, including Gungahlin, Belconnen, Woden, Weston Creek, Tuggeranong, the inner north and south, Molonglo Valley, Googong, Bungendore and Queanbeyan. Being residential builders in Canberra and southern NSW at once means a cross-border comparison does not have to mean two separate builders and two separate quotes.
Building in the ACT: approvals, energy and site conditions
Building in the ACT runs on the Territory Plan, which commenced on 27 November 2023, and the approval pathway your block sits in shapes both your timeline and your design. Energy requirements changed too: since January 2024 a new home in the ACT must reach the equivalent of a 7-star energy rating, which pushes glazing, orientation, insulation and building sealing out of the nice-to-have column and into the design from day one.
Established blocks bring their own conditions – mature trees with protection requirements, existing services, and slope. Blocks mapped as bushfire-prone, which is common along the urban edge in the Molonglo Valley, carry a bushfire attack level assessment that shapes the construction specification as well. We work through these before the design is locked, not after.
What it costs to build with us
We would rather be straight about this than quote a number that moves. For a custom project there is no fixed rate, because every site and every brief is different. What we do give you is a clear picture early: with accurate and comprehensive documentation we can typically generate a precise quote within a four-week turnaround for a standard project, and our quoting fee ranges from $500 for an estimate to $5,000 depending on the complexity and size of the job.
Once the design is settled we give you a fixed-price contract before you commit. Where an item genuinely cannot be finalised before contract – landscaping, or a tile selection you have not made yet – it is carried as a Prime Cost or Provisional Sum allowance and named in your tender, so you can see exactly which lines are fixed and which are still to be settled.

Canberra home building FAQs
Do you build across the whole ACT?
Yes. We build across Canberra and the surrounding region, including Gungahlin, Belconnen, Woden, Weston Creek, Tuggeranong, the inner north and south and Molonglo Valley, as well as Queanbeyan, Googong and Bungendore in NSW.
Do you handle ACT planning and building approvals?
Yes. We manage the planning approvals and documentation across both the ACT and NSW as part of the project, including service disconnections and demolition on a knockdown rebuild.
How long does it take to get a quote?
With accurate and comprehensive documentation we can typically generate a precise quote within a four-week turnaround for a standard project. Quoting fees range from $500 for an estimate to $5,000 depending on the complexity and size of the job.
What should I ask when comparing top home builders in Canberra?
Ask which approval pathway your block sits in, what your block’s energy rating strategy will be, and which line items in the contract are fixed prices as against Prime Cost or Provisional Sum allowances. The answers tell you how well a builder knows your site.
Can you build on a block I already own?
Yes. Whether you have bought into a new estate or you are rebuilding on a block you have owned for years, we design to the block you have rather than adapting a standard plan to it.
